  • How and when do you schedule the photo shoot? How long will it take?

    Please contact me via e-mail (ilariampersico@gmail.com) I usually have availability within 2/3 days if I’m not traveling. It is important to note, weather conditions in Florida can be irregular, especially during the summer. Mornings tend to be sunnier than afternoons therefore we might probably book between 9am and 10.30am. Depending on the size of the property the photo shoot will take between 40mins and 2 hours.

  • Which areas do you cover?

    I cover the whole Orlando area. There may be an additional transportation surcharge according to the location of the property (25 miles from downtown Orlando) Please contact me for additional information. For bookings out of state please email me so I can keep you updated on my travel schedule.


  • Do I have to prepare the property for photos?

    It is very important that the property is prepared in advance, do not underestimate this important step of the process. Showing the property like a “model home” will more than likely create a lot more prospect and potential buyers to your listing. As soon as you book your photo-shoot I’ll send you a “Home Preparation Guide” by email. Please, print this document and give it to your client.

  • Do I have to be present when you photograph the home?

    No, as long as the property is clean and picture ready. Please provide lockbox # along with the address and gate code if any. Will make a reasonable effort to tidy the rooms to create the most aesthetically pleasing and uncluttered photographs, but all properties will be shot “AS IS”. Your input is important when choosing which rooms to photograph. Without your input I will use my best judgment, experience, and creativity to decide how to best photograph the property.

  • QUALITY AND EDITING

  • What sizes are the pictures that you send?What kind of editing do you apply to the photos?

    Pictures are edited for 4/5 hours with professional software and will be sent to you MLS ready in size (1024px x 768px) so you can upload them right away. Editing includes: Color Correction, Color Cast, Straightening, Sharpening, Removing dust and spots, Sky Replacement, Window masking, Lens Distortion, Vertical and Horizontal adjustments, Lawn Enhancement, Sky replacement, Removing flash glare, Windows masking, Removing noise, Adding grass, Change clouds, White Balancing, Adding fire to Fireplaces, Remove minor blemishes, Remove eletrical cords, Wall art removal if needed and Tone adjustment. From time to time I might use the services of third party contractors/editors for retouching if needed, I'm not held liable for wrongdoing, negligence or harm that may incur from the third party contractor services.

  • Can you send the high resolution for print?

    Yes, just let me know prior to the the shoot.

  • Can you remove objects or change colors? Is it extra?

    Yes, I can remove anything, I do not charge extra for basic retouching.Extra retouching is subject to a $20 fee.This applies to removal or alteration of features or objects as requested by Agent

  • DELIVERY

  • When are my pictures ready?

    Once the images have been taken, I will edit the shoot for 4/5 hours and select the best photos. These will be individually retouched for optimum quality and delivered to you via e-mail by the end of next business day or sooner, unless otherwise specified. Please note that Videos, Twilights, Virtual Evening, Virtual Staging, Commercial and Hotel-Style photography usually takes more time.

  • How will I receive my pictures?

    You will receive an email along with photos in a downloadable gallery link. YOU MUST DOWNLOAD THE PHOTOS BEFORE THE LINK EXPIRES, I DO NOT ALWAYS ARCHIVE PHOTOS (you have 7 days) It is your responsibility to keep them safe, I'll not be able to send them in the future if you need them.

  • CANCELLATIONS/REFUNDS

  • Can we cancel/reschedule the appointment and get a refund?

    Cancellation or rescheduling within 24h are subject to a $75 fee. In the event that I get to the property and I'm not able to take photos there will be a $50 trip charge in addition to the package that you have already paid. Examples include but are not limited to: agent or homeowner/tenants not showing up, missing keys, building not grant access, wrong address, no power or lights on premises, dog or loose pets on property, property not ready or prepared for photo shoot. Every effort will be made to accommodate a rescheduling.

  • RIGHTS AND USAGE

  • What about the terms of use of the images?

    The photos and videos are owned and copyrighted by the photographer and are to be licensed only to the agent who requested the services and may be used by him for all marketing associated with the current sale of the property in accordance with the local MLS rules.Images/video are non-transferable and meant for a single use. Images licence will expire once the listing is sold, expired, cancel or reassigned. It is strictly prohibited to sell or loan images to a property management company, another realtor, broker, builder, stagers or third party as you are the licensee of a non-transferable license. Use of the images without a full payment will be considered an infringement and violation of copyright laws. Client grants permission to Photographer and its assigns, licensees, and sublicensees, permission to use client's image or likeness in any and all forms of media for commercial purposes, advertising, trade, personal use, or any and all other uses. Therefore, photographer may use client's likeness and image on photographer's website or other advertising. Photographer may sell photos containing client's likeness to third parties.

  • Who else can use these images?

    Any usage of the photos by another agent, a third party source, including but not limited to property management company,architects, builders, stagers, designers, sellers or buyers is prohibited unless approved in writing by the photographer. Photos or Media may never be distributed or sold to any third parties for use in any way. Usage rights must be purchased for every third party use. Photos or Media may never be used for any commercial use such as marketing/advertising yourself or brokerage.Photos are just for MLS usage and social media promotion of your listing.

  • VIRTUAL TWILIGHT

  • What is a virtual twilight photo?

    It is a day photo converted into a night shot with Photoshop, in that way we avoid having to go back to the property at night. Price is also 1/5 of a real night shot.

  • When can I purchase it?

    Digital evening photos are conditioned upon the purchase of the 25 photo package. If you wish to have just one photo taken you will have to purchase a real twilight.

  • VIRTUAL STAGING

  • Why should I virtually stage my listing?

    1- Virtual Staging offers most of the benefits of traditional staging, at just a fraction of the cost. 2- Listings have sold using my Virtual Staging with a noticeable difference in both buyer traffic and days-on-market. 3- Potential buyers get the benefit of seeing the potential of their new home online 4- Brokers noticed an Increase in their business since using my stagings and adding my services to their pitch presentation. 5- Virtual home staging is the new essential wave in home selling.
